A listing agent, also called the seller’s agent, represents the seller in a transaction. They price and market the property, arrange showings and open houses, and manage offers on the seller’s behalf.
At an open house, the listing agent (or a hosting agent covering for them) is responsible for the seller-facing side too: a professional sign-in, disclosure capture where required, and a report back to the seller on who came and what they thought.
The hosting agent is often not the listing agent. Newer agents frequently cover open houses for a colleague, trading floor time for the chance to meet unrepresented buyers. That arrangement works for everyone as long as the visitor data goes back to the listing agent and the seller gets the same recap either way. When the sign-in lives only on the hosting agent’s phone, the seller is the one who loses.
