A seller report is the summary an agent sends the seller after an open house. A useful one covers the total visitor count, the interest mix, the share of represented versus unrepresented buyers, and the recurring feedback themes, on a single page the seller reads in under a minute.
Its value is credibility and evidence. Grouped feedback, for example three separate visitors mentioning the same concern, moves a pricing or staging conversation from opinion to something the market said.
Timing does most of the work. A recap that reaches the seller the same afternoon, while they are still wondering how it went, reads as diligence; the same document on Tuesday reads as paperwork. It should also leave things out. Visitor contact details belong to you and your brokerage, not the seller, so the report carries counts, mix, and themes rather than the names and phone numbers behind them.
